DCT Design Studio has spearheaded the architectural design and tenant improvement (TI) strategies for multiple Jersey Mike’s Subs locations across three key markets: Colorado, Texas, and Wisconsin. Our role focused on transforming a diverse array of real estate—ranging from second-generation restaurant spaces to cold-shell new construction suites—into high-performing, brand-aligned Quick Service Restaurants (QSR).

Design Strategy & Execution

Our firm’s approach centered on three pillars: Brand Integrity, Operational Efficiency, and Speed to Market.

1. Second-Generation Conversions

Converting existing restaurant spaces requires a precision architectural approach. DCT Design Studio specialized in:

  • Infrastructure Optimization: Evaluating and retrofitting existing MEP (Mechanical, Electrical, Plumbing) systems to meet Jersey Mike’s specific requirements, including dedicated lines for meat slicers, specialized refrigeration, and high-efficiency HVAC.

  • Cost Mitigation: Identifying salvageable elements from previous tenants to reduce capital expenditure while ensuring the final build met 100% of corporate brand standards.

2. New Construction Build-Outs

For new shell suites in burgeoning retail developments, we provided comprehensive architectural services:

  • Space Planning: Designing layouts that maximize "customer flow" from the entry to the signature sub-line, ensuring the "banter" between staff and customers—a hallmark of the Jersey Mike's experience—is prioritized.

  • Acoustic & Lighting Design: Creating a bright, energetic atmosphere through strategic lighting and material selection that reflects the clean, coastal Jersey Shore heritage.

3. Efficiency & Profitability

Every square foot was designed with the franchisee’s ROI in mind:

  • Back-of-House (BOH) Flow: Optimizing the prep area and walk-in cooler placement to minimize steps for employees, directly increasing throughput during peak lunch rushes.

  • Permitting & Compliance: Leveraging our experience in diverse jurisdictions (CO, TX, WI) to navigate local health department codes and building permits swiftly, reducing "dark time" and moving stores toward their grand opening dates faster.
